Call or email us (or use the link on this website) and provide the Reference Number printed at the top of your offer letter. We will begin reviewing your property to confirm it meets our acquisition criteria.

2. Finalize Agreement
Once we’ve agreed on a final price, we will send a final purchase & sale agreement (if different than the one included in your offer letter). Then, we will engage a local title & escrow company in your area to review the title information for your land and act as an intermediary between us.

3. Execute Closing
Conveniently, the title & escrow company will coordinate with you about the closing to make it easy. They will use a streamlined process which may even include a mobile notary who comes directly to you. Once you've signed the closing documents, the title company will promptly release the funds to your account. We don't take title to the property until you get paid. And the best part is we cover all closing costs.

We solve problems. If a property has title issues, we are usually able to help correct them. Title problems don’t scare us—we will work with you to try to figure it out. For example, the death of a property owner often presents an easily fixable title issue. If necessary and reasonable, we are prepared to pay for any legal bills associated with fixing title issues so you don’t have to.

No problem. Unpaid back taxes don’t usually present an issue for us. We will still purchase the property and pay the back taxes ourself. If the back taxes are excessive, we may work with you to amend our offer amount, but we will nevertheless handle the payment of back taxes when you sell us the property.

Within 45 days, usually. We use title companies to complete our transactions and work as an intermediary to assure you that everything is done correctly. We can close on the property as soon as the title company can complete the transaction–which is normally less than 45 days.

We always use a title company to complete our transactions. We will wire the purchase money to the title company. They will hold the purchase money in escrow until you sign the closing documents. After you sign, they will either wire the money to your account or give you a check—it’s up to you.
